Are green features worth the hype? Seeking real savings insight

I've been hearing a lot about LEED and WELL certifications, but do they really save money over time? Landlords around here often charge a premium for eco-friendly buildings. I'm skeptical if these green features actually lead to tangible savings or just more marketing fluff. Any insights?
