Excited about living at 717 Broadview Ave, what’s the neighborhood like?

I’m really drawn to 717 Broadview Ave, especially with its proximity to the Don Valley. How's the local transit? Are there good grocery stores and restaurants just a short walk away? What's the neighborhood character like? Any tips would be appreciated!
