Are green buildings actually saving us money, or just hype?

I've been intrigued by LEED and WELL certifications, but I wonder if the touted savings really materialize. Smart home features sound great, yet I question if they truly justify the premium rents. Is it a tactic to attract tenants, or do these eco-friendly aspects lead to lower bills? Just curious!
