Looking at 25 Canyon Ave for easy access to downtown and transit routes

Hey folks! I'm considering 25 Canyon Ave and I need to know how easy it is to commute downtown with TTC. Are there good bus and streetcar options nearby? Also curious about bike lanes for getting around. Is it a smooth ride during rush hour? Thanks!
