Are green features worth the premium? Curious but skeptical!

I've been looking at apartments in Toronto with LEED or WELL certifications, but I'm wondering if the eco-features really save on costs long-term or if it’s just marketing hype. Do these smart home elements actually lead to savings, or is it just a green premium I’ll be paying every month?
