432 Jarvis St has me curious about local coffee shops and parks

I’m eyeing 432 Jarvis St for my next place and wondering if there are good cafes or parks nearby. I love being able to walk to my morning coffee! Also, how accessible is public transit from there? I’ve heard mixed things about needing to rely on a car around here.
