Confused about Assignment vs Subletting for my Lease

I'm really unsure about whether to go for an assignment or a sublet when trying to leave my rental in Toronto. What's the difference between them? One seems to get me out of my lease permanently, while the other seems like it might need landlord approval. Which option is better to use?
