Confused about assignment and subletting options?

I'm new to Toronto and feeling overwhelmed. I need to leave my rental early and I'm unsure about the differences between an assignment and a sublet. Which option is better for permanently leaving the lease? Do I need my landlord's approval for either? Any advice would help!
