Considering 11 arleta ave for my next move, what's around there?

I'm drawn to 11 Arleta Ave because it seems like a good spot for transit access. How walkable is the area, especially for local shops and parks? Also, are there any hidden gems nearby that really make the neighborhood feel homey?
