Spotted 115 dowling ave, but what’s the walkability like there?

I’m eyeing 115 Dowling Ave because it seems close to some cool local spots. Can anyone share how walkable it is to cafes or parks? Also, what's the transit access like for getting downtown? I'm hoping to avoid long commutes.
