Checking out 50 Cosburn Ave – what's the local coffee scene like?

I'm eyeing 50 Cosburn Ave for my new place and I love a good coffee shop. How walkable is it around there, and are there any cute spots nearby? Also, how's the transit access like for getting downtown? Just trying to get a feel for the area beyond the building itself.
