Anyone living in Parkdale these days?

I've been hearing mixed reviews about Parkdale lately. Is it still the vibrant community I've always loved, or has it become too trendy? I've noticed a lot of new cafes popping up, but I'm also curious about safety and the rental market. How are rents compared to last year?
