Just discovered 77 Wellesley St E and curious about local coffee spots

I've been eyeing 77 Wellesley St E and love the idea of being close to Eglinton and Yonge. I'm a coffee snob, so I need to know if there are any good local cafes nearby. Also, how's the walk to the subway? Is it a friendly area for young professionals?
