Anyone living near Markham St & St Thomas St? Need thoughts!

I'm considering moving to the Markham St & St Thomas St area for affordable housing. Can anyone share what it's like for rental prices? How's the transit access there? Also, what's the community vibe like? I’m a bit concerned about roommate compatibility and want to make sure I feel safe too!
