Building amenities worth paying extra for? Gym vs rooftop vs concierge

Looking at two similar condos - one has a gym and rooftop terrace for $200 more per month, the other has concierge and party room. Both seem nice but trying to be smart about money. For those who've lived in buildings with these amenities, are they actually worth the premium? Do you use the gym regularly or does it just sit empty? Is concierge actually helpful or just fancy window dressing? Want to make sure I'm not paying for stuff I won't use.
