Thinking about 156 Kingston Rd for easy transit access to downtown

I'm eyeing 156 Kingston Rd and wondering how it feels for transit. I work downtown and want to know about the TTC routes nearby, walkability to streetcars, and bike lanes. Any insights on getting to Union Station or hospitals? Thanks!
