Is 240 Markland Dr close to anything fun or good transit options?

I'm eyeing 240 Markland Dr and curious about what’s nearby. Is there good access to TTC stations? Also, how walkable is the area for groceries and coffee spots? I've heard some good things about the transition in this part of town.
