Living near 1817 Victoria Park Ave for a downtown commute

I’m looking at 1817 Victoria Park Ave and wondering how long it takes to get downtown during rush hour. Are there good streetcar and bus options nearby? Also, how’s the bike lane situation for cycling to the subway? I’d love to make this work without driving.
