Is Parkdale still a good spot for rentals?

I've been hearing mixed reviews about Parkdale lately. Some say it's super vibrant with great cafes and art scenes, but I'm also concerned about safety and the crowds. Is it still worth living here for a condo, or am I better off looking in a quieter area like Roncesvalles?
