40 Delisle Ave caught my eye, what's the local coffee scene like?

I'm looking at 40 Delisle Ave because it seems to have solid transit access to campus. I’m curious about walkability and if there are good coffee shops nearby. I can be a bit of a work-from-home person, so a nice local café would be a plus for me!
