Need help understanding lease terms for my new subway-adjacent place!

I just signed a lease for an apartment near a TTC subway line, but I'm unsure about a few terms. Can my landlord increase rent after a year, and what rights do I have if repairs aren't made promptly? Any advice on where to find reliable resources would be appreciated!
