Is 222 Wellesley St E great for getting downtown by TTC?

I'm really curious about living at 222 Wellesley St E! How easy is it to get downtown using the TTC from there? Any tips on walking distance to the subway or streetcar stops? I love biking, so are there good bike lanes around this area too? Appreciate any insights!
