Living at 440 Rathburn Rd and biking to downtown — is it feasible?

I'm considering moving to 440 Rathburn Rd and want to know how practical biking to downtown really is. Are there good bike lanes in the area? How's the access to TTC options for when cycling isn't ideal? Would appreciate any insights on the daily flow around this building!
