Looking at 396 Avenue Rd for easy access to downtown and TTC options

I’m exploring 396 Avenue Rd for easier downtown commutes. Heard there are streetcars close by, but how’s the walk to the subway? Also, are there good bike lanes around here for a quick ride to Union Station? Any insights would help!
