Is 50 Falstaff Ave good for easy access to downtown via TTC and subway?

Iām looking at 50 Falstaff Ave for a two-bedroom and need easy access to downtown for work. How's the commute using the TTC, especially during rush hour? Are there bike lanes nearby for those days I wanna cycle instead? Hoping for a decent daily routine without a car!
