Is 8 roanoke rd close to parks and good coffee spots?

I’m eyeing 8 Roanoke Rd and I’m curious about the walkability in the area. How easy is it to get your daily caffeine fix or find a nice green space nearby? The TTC access seems decent, but I’d love to hear more about local amenities worth checking out.
