Anyone else struggling with Toronto's rental application process?

Is it just me or has the rental application process become completely insane? I've applied to 12 places in the past month and either get no response or told they went with someone else. The requirements keep getting crazier - employment letters, bank statements, references, guarantors, first/last/deposit upfront. One place wanted 6 months rent in advance! I make decent money but feel like I'm competing with people who can drop $15K cash instantly. How are normal people supposed to find housing in this market?
