Just discovered 1 oak st and curious about local coffee shops nearby

Considering 1 Oak St for my next rental. I’m really into walking to good coffee spots and local hangouts. What’s the walkability like around there? Any cute cafés or parks nearby that locals love? Also, how’s TTC access for those lazy days?
