Checking out 156 Floyd Ave for my downtown commute needs

I’m moving to Toronto and considering 156 Floyd Ave. How’s the TTC situation for getting downtown? I need reliable subway or streetcar access during rush hours. Also, are there bike lanes nearby for those nicer days? Any local tips would be appreciated!
