Price check: $1800 for 1BR in Leslieville - is this a fair deal?

I found a 1BR rental in Leslieville for $1800, which seems reasonable. It's a bit smaller than what I was expecting, and I'm not sure if the area justifies the price right now. Can anyone tell me if this is a good deal or am I overpaying for this neighborhood?
