Is 55 Quebec Ave a good spot for downtown commute by TTC?

I'm looking at 55 Quebec Ave for potential rental. How easy is it to hop on the subway or streetcar for downtown? Also, are there bike lanes nearby for those nice days? Any tips on transit frequency or walkability in the area would be super helpful!
