Why are some landlords offering free rent? Seems too good to be true!

I keep hearing about landlords in Toronto offering crazy incentives like free rent for the first month. Is this common? What’s the catch? And I've also come across lease clauses that seem a bit odd, like needing a co-signer with perfect credit. Are these typical or should I be worried?
