Is 33 Hahn Pl a good spot for transit access to downtown jobs?

Hi folks, I'm eyeing 33 Hahn Pl for a potential move. I currently work downtown and rely heavily on the TTC. How's the walk to the nearest streetcar or subway stop? Is it easy to get to Union Station from there? Any insights on biking or late-night options would also be appreciated!
