Living near 133 Gamble Ave and making the most of transit in Toronto

I'm looking at 133 Gamble Ave for my next place and am curious about the nearby TTC options. How easy is it to get downtown for work? Are there good bike lanes or streetcars close by? I want to avoid delays and make my life easier without a car!
