What's the vibe in the Annex these days?

I've been hearing mixed things about the Annex lately. Rent prices for 1-bedrooms seem to be on the rise, but is it still worth it for the artsy vibe and proximity to U of T? Would love to hear if anyone's noticed a change in the neighborhood’s atmosphere or safety recently!
