640 Lauder Ave has me curious about walkability and local spots

I'm looking into 640 Lauder Ave and wondering about the nearby coffee shops and parks. It seems a bit quieter compared to other areas I’m considering, but I love being able to walk to local amenities. How’s the access to TTC from there, especially for downtown?
