Stressed about breaking my lease early - need advice!

I'm an international student in Toronto and I'm feeling really overwhelmed. I signed a lease and now circumstances have changed, and I need to get out early. I'm not sure about N11 agreements, or if subletting is a viable option, and I really want to avoid penalties. Any advice?
