Downtown Toronto vs North York apartments - rent prices and transit access comparison 2025

I'm torn between downtown Toronto and North York for my next apartment move in 2025. Downtown has the obvious transit advantages with multiple subway lines, but the rent prices seem brutal - seeing 1BRs for $2800+. North York looks more affordable around Finch/Yonge with 1BRs closer to $2200, but is the commute to downtown worth the savings? Looking for real experiences from people who've lived in both areas. How reliable is Line 1 during rush hour from North York stations? Are there hidden costs I should consider?
