Easy transit access from 22 Maynard Ave to downtown offices

Thinking about moving to 22 Maynard Ave, and I rely on transit to get to my downtown office. How’s the TTC scene for getting to the Financial District? Any insights on bike lanes or bus frequency would be awesome, too. Hoping to keep things car-free!
