Thinking about the area near 9 Kinsdale Blvd and local transit options

I'm checking out 9 Kinsdale Blvd and curious about the TTC access around there. Is it easy to get to downtown? Plus, are there any good shops or parks nearby? I need a walkable area since I rely on public transit a lot.
