Is 815 Kennedy Rd good for getting to downtown using TTC?

Hey folks, I'm considering moving to 815 Kennedy Rd and need to know about the TTC options for a daily commute to downtown. Is it easy to hop on a bus or streetcar nearby? Also, how's the walkability to those transit stops? Any insights would be appreciated!
