Why is rent so high? Shocked by price difference!

I can’t believe the rent hikes I'm seeing—some apartments are priced 30-50% higher than what I pay now! It’s wild to see the same building charging different rates for old vs new tenants. What's up with these turnover rent spikes? How can one unit be $500 more than another in the same complex?
