Need advice on 1-bedroom rentals in Kensington Market

I’m moving to Toronto in January and really interested in finding a 1-bedroom in Kensington Market. I’ve seen listings around $2300, but I'm not sure if that’s a fair price for the area. What’s been your experience with rent here this winter? Any tips would be greatly appreciated!
