I keep hearing about 122 dowling ave and the local parks

I've been looking into 122 Dowling Ave because I've heard there are some nice parks nearby. How accessible is the TTC from there? Also, what’s the walkability like when it comes to cafes and local shops in the area? Just trying to get a sense of life around here.
