Moving to 35 Walmer Rd and need to know about local coffee spots

I’m looking at 35 Walmer Rd and I’ve heard the area has some good cafes. Anyone know if there are decent ones within walking distance? Also, how's the transit access for getting downtown? I'm all about that walkability and local scene.
