Talk me out of signing a lease for $2400 in downtown

I'm considering a lease for a $2400 one-bedroom downtown, but I'm torn. The location is amazing, close to work and great amenities, but my budget feels stretched. I'm currently living with friends, saving money but craving my own space. Help me decide if it's worth it or should I keep saving!
