Is the Annex still the go-to for students?

I've been hearing mixed things about the Annex lately. While it used to be a student haven with affordable spots, it feels like prices have skyrocketed. Anyone else finding it hard to score a decent rental there? What’s the vibe like nowadays with all the new cafes popping up?
