Do green buildings really save money or just charge more?

I've been looking into LEED and WELL certified buildings, and while they come with impressive eco-features, I can't help but wonder—do those green premiums actually result in real savings? Is the marketing just glossing over the possible downsides? Curious if anyone has insights or experiences!
