Rent control buildings in Toronto - how to find them and what protections do tenants actually get?

I keep hearing about rent control buildings in Toronto but I'm confused about what this actually means and how to find them. Are all buildings built before a certain date automatically rent controlled? What kind of protections do tenants get - can landlords still raise rent or evict you? I've been looking at older apartment buildings and some landlords mention "above guideline increases" which sounds scary. Is there a database or way to check if a building falls under rent control before signing a lease? Also heard something about N12 evictions - can rent controlled tenants still get kicked out for renovictions?
