Assignment vs Sublet Confusion: Need Clarity!

I'm trying to figure out what the difference is between an assignment and subletting my rental in Toronto. Which option is better if I want to get out of my lease permanently? Do I need landlord approval for both, or is one easier than the other? Any insights would help!
